The German Property market is very different to what you're used to regardless where you come from. Rent and property prices don't tend to rise drastically, mainly remaining below the inflation level. This is possibly one of the main reasons why many people here choose to rent over the long term, often all their lives.

Where is the Kitchen?

Most properties in Leipzig, both houses and flats, are rented out WITHOUT fitted kitchens. Many tenants own their own kitchens and take them along wherever they move. A fitted kitchen is more often than not a hindrance in letting a property. However, some landlords are willing to install a basic kitchen for a small increase in the monthly rent.

What paperwork is required?

In order to prepare a lease agreement, the landlords usually require a proof of identity such as a passport copy (British Driving Licenses are not normally accepted), confirmation of income, a form called "Selbstauskunft" (form with your personal detail, contact info, your previous address ect.), SCHUFA-Auskunft (confirmation from the German Credit Ranking Organization which certifies your solvency).

Protect your deposit!

Contrary to the common belief the deposit does not belong to the landlords. Provided you've fulfilled the contractual obligations, you're entitled to a refund of the full amount plus interest. You can make sure your deposit is secure by setting up a separate trust account with your local bank.

What is the Legal Notice Period?

The legal notice period for residential property is three full months, e.g. if the landlords receive a written surrender by the third of January, the tenant must pay for January, February and March.

This period can usually be shortened, if a suitable tenant is found to take the property over.
